Rent Increase Calculator
Find the maximum your landlord can legally raise your rent by, and check whether a proposed increase is within the law.
The three rental sectors and why yours matters
Your maximum increase depends entirely on which sector your home sits in, determined by the WWS points system and your base rent. Social housing covers the most affordable homes with a base rent up to roughly €880 a month. Mid-range (middenhuur) is a regulated band from about €933 to €1,228. Anything above is free sector (vrije sector).
Maximum rent increases
Social housing may rise by up to 4.1% from 1 July. Mid-range rents may rise by up to 6.1% from 1 January. Free-sector rents may rise by up to 4.4% from 1 January. These are maximums; a landlord can always propose less, or nothing.
If your increase looks too high
If a proposed rise exceeds the legal cap, you can challenge it through the Huurcommissie. The window is short: six weeks from the effective date in the free sector, and three months in the social and mid-range sectors. Our renting guide explains your wider rights as a tenant.
This is general information, not legal advice. For a binding view on your own rent, the Huurcommissie is the official authority.
