Maximum Mortgage Calculator
Get a rough indication of how much you might be able to borrow in the Netherlands, based on your income and the current NHG limit.
How Dutch mortgage calculations work
Dutch lenders do not simply multiply your salary. Your true maximum is set by affordability norms published each year by Nibud, which cap the share of your gross income that can go toward housing costs, then work backward using a regulatory test interest rate over a 30-year term. The income multiple of roughly 4.5 to 5 times salary this calculator uses is a reasonable ballpark, but the interest rate is the big swing factor.
What raises or lowers your maximum
A partner’s income adds to your borrowing power. Existing debts pull it down, and student loans through DUO are counted, though more kindly than they once were. The home’s energy label matters too, since efficient homes allow extra borrowing. And buying on your own gives you a €17,000 boost in borrowing capacity if you earn at least €28,000.
NHG and the costs you bring yourself
If your mortgage stays within the NHG limit of €470,000 you may qualify for the National Mortgage Guarantee, which usually earns a lower interest rate. Either way you can borrow up to 100% of a home’s appraised value, but not the buying costs, so you need your own savings of roughly 4 to 6% of the price on top.
This is a rough indication, not financial advice. A qualified Dutch mortgage adviser is the right place to confirm what you can borrow.
